What's Included in a Professional Move-Out Cleaning?

Moving out of a home is already a lot. You’ve got boxes everywhere, utilities to cancel, and a to-do list that somehow keeps growing. The last thing you want to stress about is whether your place is clean enough to get your security deposit back. That’s exactly why a professional move-out cleaning exists, and it goes a lot deeper than a quick vacuum and a wipe-down of the counters.

I’m Arianna, and I’ve helped hundreds of Bay Area renters and homeowners leave their places spotless before handing over the keys. Here’s a real, honest look at what’s included when you book a professional move-out clean.

Kitchen

The kitchen is almost always the most time-consuming room, and it’s the one landlords and buyers look at most closely. A proper move-out clean covers the inside and outside of all cabinets and drawers, the oven (yes, including the inside), the stovetop and burner grates, the microwave inside and out, and the refrigerator if it’s staying with the unit. Countertops get a deep scrub, the sink gets degreased and shined, and the backsplash gets wiped down too. Grease buildup from months or years of cooking doesn’t stand a chance.

Bathrooms

Every bathroom gets the full treatment. That means scrubbing the toilet inside and out, cleaning the shower and tub (including tile grout and any soap scum buildup), wiping down the vanity and sink, polishing the mirrors, and cleaning the inside of any cabinets and drawers. Floors get mopped, and the exhaust fan gets wiped down. Bay Area apartments can have older bathrooms that need a little extra attention, and I don’t skip the details.

Bedrooms and Living Areas

All the rooms that don’t get as dirty still need a thorough going-over before you move out. Baseboards get wiped down, window sills and ledges get dusted and cleaned, light switches and outlet covers get wiped, and closet interiors get vacuumed and wiped out. Floors are vacuumed and mopped depending on the surface. Walls get spot-checked for scuffs that can be wiped clean.

The Details That Actually Matter for Your Deposit

Here’s where a professional clean really earns its keep. Door frames, the tops of door casings, ceiling fans, blinds, and window tracks are the kinds of things that tenants often miss and landlords always notice. I clean all of it. Light fixtures get dusted, sliding door tracks get cleared out, and if there’s a laundry area in the unit, that gets cleaned too.

In the Bay Area rental market, competition for deposits is real. Landlords have a long list of reasons to make deductions, and a visibly dirty home makes it easy for them. A thorough move-out clean removes that leverage and sends a clear message that you took care of the place.

What’s Not Typically Included

Move-out cleanings focus on the cleaning itself, not repairs. Nail holes, scuffed paint, broken fixtures, and carpet stains that need professional extraction are separate issues. If you’re not sure whether something falls under cleaning or repair, just ask when you book. I’m always happy to talk through what I can tackle and what might need a different specialist.
